Nearly six years ago, we received a tip that Western NY was an excellent place to consider buying investment property. Based on the advice of real estate agents in the area and other “local experts”, we purchased four properties and set about the process of repairing and renting out these investment properties.
Almost immediately, it was obvious that it is difficult, if not impossible, for an out of area investor to locate, repair, rent and manage property effectively. The properties we had purchased were in the worst neighborhoods of the City, needed tons of work to make them habitable and, even after repairs were completed, would be undesirable for renters because of the location. It also was tremendously difficult to find an honest contractor to complete the repairs and a property manager to rent the property to good, qualified tenants.
After spending tens of thousands of dollars on repairs, shuttling bad tenants in and out and seemingly being ripped off by every real estate service provider in town, we learned a very hard (and costly) lesson.
What we did realize was that Western NY is an excellent place to purchase investment property when done correctly. As a result of this, we set out to build a customer oriented real estate investment company that would allow investors all over the world to enjoy the many benefits of purchasing investment property in Western NY without all of the risk, hassle and hardship that we endured.
Our Current State
From the beginning, our entire business has been based on keeping our clients out of situations as mentioned above. This starts with selling quality properties in good, safe neighborhoods in Western NY.
We have established a strong, tested network of Investment Professionals that assist our clients during and after the purchase of our investment properties. This network includes property managers, insurance agents, lenders, real estate attorneys and other service providers. These real estate professionals ensure our client’s long term success.
Our approach to the repair process we undertake is different from most. We hope to keep the new owner from having any major repair costs within a five year period after the purchase of our properties. We aim for our product to be a true “turnkey” property and as such, we expend a considerable amount of time, effort and capital in the rehab work.
Another service we provide is our Preferred Lender Program. In today’s harsh economic climate, it is difficult to find lenders even willing to lend to investors, especially with these low mortgage amounts. We work with our clients and our Preferred Lenders to facilitate an easier, faster, less expensive loan process.
Setting up effective programs like this has allowed us to sell more than 500 Western NY investment properties in the past five years in this fashion. We have Area Managers on the ground in both Rochester and Buffalo that manage day to day operations and employees for us. We run the entire operation from our Atlanta, GA office.
Is this too good to be true?....What is the Catch?
We get asked these types of questions often. There is no catch. It is not too good to be true. However, this concept was not built overnight. It took a great deal of time and effort to put together effective rehab crews, quality property managers, reliable lenders, etc, etc..We strive to offer the best service to our customers. Our track record of selling over 500 properties and our 80%+ buyer return rate indicates that we are successful in this regard.
Our Reputation as an Internet-Based Company
Our reputation is very important to us. We list our properties and services exclusively on our website. We are not real estate agents, we are investors. As an internet-based business, we are an open book and subject to malicious, defamatory comments on the internet. We are taking this forum to address these issues.
As with any business, especially the real estate industry, not every customer will be completely satisfied. These are investments, and as such, do carry risk. Although we try to minimize the risk for our clients, we cannot eliminate it. Most of the time these failures can be attributed to the new owner not using our investment professionals to assist them in managing their property after the purchase. We highly encourage our clients to keep the property in the hands of our investment professionals.
A very few customers have posted negative comments about us on the internet. Instead of addressing their problems with us directly, or using more traditional mediation-type methods such as the Better Business Bureau, these people have posted comments on forums that do not allow for us to respond in a like-kind fashion. Furthermore, these negative comments are posted under aliases or altogether fake names to hide their identity. Some comments made about us are obviously attempts by our competitors in the area to ruin what we have built.
